If this is so fabulous, why are you selling? We purchased this property in 2006 after working in Nicaragua for 5 years.  We had every intention to build our dream home there within 5 years, as you can see from the plans in the property image gallery.  Unfortunately, changing life circumstances have made it difficult for us to even go down and visit, let alone move there.  We miss Nicaragua, it is a wonderful place and wish things were different, but life is what life is....

What is the property ownership status?  Like many private beachfront lots in Nicaragua, while holding clear title, ownership in the Quizalá development is technically a renewable 99 year lease from the state.  This is relatively common and stands from old laws regarding fears of invasion by sea by foreign nations.  While some will say that this is riskier than straight out ownership, in reality it really is no different.  With every transfer of title, the 99 year lease starts over again.  All of the neighbors in this development have the same status, and it is true of many beachfront areas in Nicaragua and other Central American countries.  We have had no concerns about the "government taking our land" and if your great-great-grandchildren still want to own it 99 years from now, they can do a simple legal transaction to re-new the 99 year lease again!

What utilities are available on the property? The property has access to municipally provided electricity, though solar power is obviously a great choice.  Water is by well and most of the properties with homes also use cisterns to collect rainwater.

What are the taxes and maintenance costs? The total cost for taxes, refuse, once yearly brush cleanup, and fees to the property manager who handles this for us is about $1,300 per year.  And yes, our property manager would very likely be very happy to continue this service to you.
