Nicaragua has gotten lots of attention in the last decade as being the "new Costa Rica". With cheaper land and housing prices, low crime, spectacular natural beauty, and wonderfully welcoming people - it is a great alternative for anyone looking to relocate to the warmth of Central America, either for retirement or as a vacation place.
The beach areas of Nicaragua that have gotten the most attention for foreign buyers to date have been the San Juan del Sur/Rivas areas. So why consider Playa Quizalá/Pochomil? Well, here are a few reasons...
First, price. San Juan del Sur and Rivas may still be cheaper than Costa Rica or some other places, but not by much anymore. The heavy influx of foreign investors have driven up prices tremendously from a decade ago. A prime beachfront lot the size of this one, if you could find one this big, in San Juan del Sur would cost close to $250,000. Save some cash and spend it on building your dream home!
Second, proximity to Managua. Quizalá is just an hour from Managua. You can land at noon in Managua and be at the property by 1:30, with a stop at the supermarket on the outskirts of Managua to stock up! San Juan del Sur on the other hand is a solid 3+ hour drive, and perhaps longer if you get stopped around Rivas by the cops looking for bribes on the PanAmerican Highway, Route 1. This is something the real estate agents won't tell you!
Third, the canal. If you've been reading up on Nicaragua, you know that the country is considering building, with the Chinese, a canal to compete with the Panama Canal. If built, it will be even larger and will accommodate the biggest, super-sized freighters that exist. Never mind the ecological disaster this might pose for Lake Nicaragua - sorry Granada - but the end of the canal is projected to be just north of Rivas. If built, will ocean views from then on include a line of tankers coming in and out of the canal? Who knows for sure? But any property investment like this is likely to be one that you are making to enjoy for many years to come. Do you really want to take that risk?
Fourth, investment gains. This area of Nicaragua is the "next big thing". With the lower prices, proximity to Managua, and increasing number of large scale tourism properties, this is the best place to invest now to get the kind of gains that people who invested in San Juan del Sur ten years ago have seen.
Finally, in 2014, Forbes listed Nicaragua as one of the best countries to retire in, and AARP says the same. And if even if you are not retiring and looking to this country as a vacation destination, the things that make it great for retirement, make it great for people of all ages!
